Air Conditioners on roof and in the basement

Many of us early buyers were promised balconies with no air conditioners. I, like others, were shocked to find 3 ACs on my small balcony blasting air towards the rest of the balcony.

I had heard that Yigal at first denied it. I was prepared so when he started that with me I shut him down. In the end, he refused to do anything about it. I've heard from early sales people that the reason was cost.

Having a condo in The Avenue Residence, they have successfully put the ACs on the roof and in the basement and everything seems to work fine.

The ACs are currently installed in a manner that no AC company ever recommends. They have almost no air flow, are stacked and are stuck in a box with a large vent in front. You are wasting money on electricity and your compressors will burn up early because they are running much hotter than normal.

Any one interested in grouping in a legal action to have something done? It still looks to me like they could move these. Not cheaply but that's not really my concern when I was promised this.

The air conditioners have definately been my biggest problem since moving into my condo.

I was also told that they would be put on the roof. Instead they are on the balcony, which means if someone is using them to cool the room inside you cannot sit on the balcony because it gets so hot there with the hot air blowing on you. This is just ridiculous and toatally unaxceptable.

What is even more serious is that after about a month my air conditioner stopped working. After 3 months of asking Igal and Wipa to sort out the problem I was still no nearer to getting the problem fixed.

I got in my own airconditioner people and they told me the same thing that the men from Daikin told me: that these air condtioners have been installed incorrectly. They should be at least 30cm from the wall and should not be so closely covered by the slats.

They said this would lead to overheating and it was also potentially very dangerous.

Eventually I got very angry and told Igal if he didn't fix the airconditioning I would expose this problem to the press, television and take lagal action. I told him I would get my lawyer to go to City Hall and the major agency in Bangkok that protects consumers of condos and tell them what City Gardens had done and that it was potentially dangerous. This was just before City Gardens received the O 6 Recidency Permit.

Within 10 days Igal got the people from Daikin to install a new compressor. It was the compressor that had blown up because it was overheating. But Daikin were not prepared to take responsibility because they had told Igal when they installed the air conditioners that they would overheat this way.

So you see if you aply enough pressure you can get results. But I am convinced the only way we will get the airconditioners moved onto the roof and basement is if we get together and threaten to take legal action.

In the meantime I strongly recommend that everyone removes the slats from the front of their air condtioners to allow the airconditioners to cool. They will blow up if you don't do this, maybe not today or tomorrow but they will. Trust me...it happened to me and it will happen to you.

If you don't do this you will also be paying far more in bills because the airconditioners are not working efficiently.

I am 100 % up for getting together to split the cost and take some legal action to sort this problem out. These airconditioners need to be on the roof and or basement so they are safe and work properly and then we can sit on our balconies and relax without having this heat blown on us.

The best reports I have read so far. Apparently they havent kept their words. What can we do. Homerule or how to solve City Gardens guestion? At first - we need strong and capable negotiator to deal with them. Managment is difficult to deal with. Everybody is fighting to win during disscusion. I suppose many problems will come. It is neverending story and it will. The current situation knows only word - snafu.
